Will Microsoft, Alphabet, Amazon, Meta and Oracle's combined disclosed lease obligations exceed $800bn in filings for fiscal periods ending in 2026?

Hyperscalers are shifting data center capacity off their own balance sheets into leases and third-party SPVs, so disclosed lease commitments (and the not-yet-commenced line, the clearest marker of hidden buildout leverage) will grow faster than reported capex and cross $800bn.

Off-balance-sheet vehicles push lease obligations past $800bn

Hyperscalers lease rather than own data centers, pushing construction financing into private-credit-funded shell operators and SPVs whose obligations show up only as lease commitments or footnote disclosures. Reported debt understates true buildout leverage, with the obligation surfacing in lease footnotes and in private credit funds held by pensions and insurers, driving Microsoft, Alphabet, Amazon, Meta and Oracle's combined disclosed lease obligations above $800bn.

Combined lease obligations stay under $800bn

Hyperscalers continue to fund much of their data-center buildout through owned capex and on-balance-sheet debt rather than shifting the bulk of capacity into leases or SPVs, keeping disclosed lease obligations growing but short of the $800bn mark. If owned-asset construction keeps pace with or outgrows leased capacity, the lease-commitment line will not outrun reported capex. This side would be confirmed if combined lease obligations across the five companies come in below $800bn for fiscal periods ending in 2026.
